Newbie wanting to get into multifamily rental properties

Goal is to eventually get into apartments and 4plex. Right now I currently have a pool service company but want to get into real estate, I know having a partner is one of the best ways as well. Unfortunately right now I am renting, 25 years old and live in TX. Any advice will be greatly appreciated. Doing as much research as possible to minimize the risk
