Christopher Silich I bought my property in Indianapolis from Morris Invest. I am very early in the process. My first renter moved in a few days ago, but everything has been smooth so far. The home rents for $650/mo. I would like to have my next property be closer to the $1000/mo range in order to diversify my renters. I have been looking at Memphis Invest, Memphis Turnkey and a few others to diversify my markets and demographics.

I have recently bought one single family residence from a turnkey provider in Indianapolis and am looking to buy another one possibly in Memphis or elsewhere before the end of this year. I was hoping to hear from investors that have bought primarily from turnkey providers and have a decent size portfolio. Basically, I am looking for proof of concept. I would really like to speak with someone who has been successful investing primarily with turnkey providers. So, is it possible to be successful buying only turnkey properties?

Great response. I couldn't agree more with your philosophy on the intention of the rule. I was actually thinking of an older couple who is close to our family. They support their adult daughter who may or may not qualify as "developmentally disabled".  As the couple is getting older, they are trying to plan for the daughter's future finances when they pass. 

This might be an option for them to think about. Thank you. 

Chris M. Could a parent buy a home for their adult child (who could not afford it on their own) to live in and get the same 5% down/owner occupied financing rates?
Dan Barli Please let us know what you find out. Interest rates, closing costs, etc... Portfolio loans seems to be a common obstacle for investors.
