@Wayne Brooks That's what was I thinking after having run into this a few times. How frustrating. What's the usual trajectory these things go? The bank will eventually list the property, I presume?

Hello all,

I've found two dilapidated properties in my area. Through my research online I have found that they are both foreclosures that went to auction in January. The properties are still listed on the county's assessment site as owned by the banks, in this case Suntrust and Fannie Mae. How can I buy these properties or find out more info? Not listed on the banks own REO sites or any normal real estate sites. Right now it looks like they are owned by the banks and just sitting.

Hey all, I'm looking for a contractor in the Hampton roads area of Virginia. Anyone in Suffolk, Portsmouth, Virginia beach, Hampton, Newport News, or Norfolk will do. I am trying to get a kitchen put into a rental property. I've become frustrated as a lot of contractors have flaked out on me. Please let me know any recommendations and thank you!

To clarify, I'm asking how the prepaid rent would be transferred to the new landlord. I assume some kind of escrow but I wanted to make sure.

Hello BPers,

I was doing some driving for dollars today. While looking at some properties an owner of a nearby unit approached me about selling his. He let me know that the current tenant had signed a year lease and paid the whole year's rent up front. I'm wondering how this is usually transferred in an RE transaction. Thanks!

@Sean Ploskina, Thank you for the recommendation and I will certainly look into it. I have family in NoVA so that isn't even bad.

I should have mentioned this in my original post, but I am looking into investing out of an inherited IRA (Traditional, not Roth). From my initial research this is a complex and risky endeavor. I want to have a rock solid team behind me if I try this. I would prefer to just cash out the money but I can't get over the tax bill it would incur.

Anyone have a recommendation for a CPA in the Southside Hampton Roads (Virginia Beach, Suffolk, Portsmouth, Chesapeake, Norfolk) area? I am looking for someone who specializes in real estate and hopefully is an investor themselves.

Thanks Chris. I hear you on needing estimates. Since I have not got those yet I was hoping someone had a sense of what the average buyer thinks when they see slate. I'm kind of basing this off my own ignorance. When I saw the slate I kinda just thought 'old'. Maybe its just because that particular slate looked a little run-down.
