look up these terms I was just asking the same thing.

1. land contracts

2. "subject to"

look these up on google, bigger pockets, youtube, they are low cost ways to get your foot in but you have to start saving man. even if you get in you ned that reserve. good luck..

I want to know if this is a good idea for buying my first investment home. The 25% down is a little much with rates going up time is now.

Thanks guys what is that magic number. I'm at 592. Thinking 630 would be it. The broker I spoke to told me 15% if I lived there 25% fit investors. Wouldn't it be the other way around?? I'm looking to buy and hold. Thanks.

hey everyone kevin from nyc. I'm looking for super star broker to help me close out my first deal. I'm looking to invest in a duplex in upstate ny. the goal is 5 duplex in the next 4-5 years. Price range 50-60k. these are turn key homes. I'm a bit green so a broker who doesn't mind alot of questions. would be great. credit is in the high 500's and I have a 10% down. thanks. any thought are welcome too Im open to advice!!

@Frank Oudheusden thanks man you make sense. what should I aim for as far as a down payment. 10k 15k? I have 10k ready to go. but I don't own anything, I finance a car. any thought guys. how much did you put down on your first home what did you buy for?

@Steve Santacroce really duplex is used alot in the forums are they the move? I would think a bit less trouble?
