@Roy Nash Do you have any national lenders you would recommend?

Thanks for all of the feedback. I would love some recommendations of banks that still offer 30 year, 25% down with rates under 5% for SFH investment properties.

I bought my 3rd SFH investment property last month ( 3/5) and paid 25% down with a 3.15% rate on a 30 year conventional. The bank told me I get another with the same numbers but today (4/2) after the Fannie Mae changes it jumped to 40% down with a 4.5% rate. Are there any banks that still offer 25% down with rates under 5%?

I currently owe 213k on my primary home. I cant decide whether to pay off my home thus lowering my DTI ,eliminating my $1500 mortgage, then taking out a HELOC to buy rentals starting the BRRR strategy or use the $213k to put down 20% on 100k homes and buy as many as possible.

Any advice is greatly appreciated.

I am having the same issue. I have been looking since last January and still have yet to find a deal. Its hard to be patient when you have money to spend. :(
