No worries. I believe as long as you don't own more than 4 dwellings you can do FHA again.

How do I gain access as an Investor to the MLS so that I may pull comps in Texas since we're Non-disclosure?

Can I "partner" with a Realtor (Is this allowed?) 

Obviously securing my Real Estate license doesn't help me in the short term, but something I would certainly consider in the long term.

Full disclosure: I am just a Lender and my wife is just an all around good person.

I posed this question to my wife and her response was how many other units are rented? Just how much of a loss is this one unit? 

Couldn't she die? What then? If I was generating enough income from the other units, I would probably work with her.

Such an unfortunate situation. I think her family needs to get involved, certainly.

I believe so. If the deal makes sense and you have a solid exit strategy.

It had better be a solid deal though. I could be wrong, but if the ARV looks good and your plan is to sell, I don't see why not.

A hard money lender could provide better insight, and they all have their own criteria.
