I've lived in The Colony since 1999. I can tell you the growth in The Colony and surrounding areas is exciting to me. In my opinion, it is a great area to invest in if you can get in now. A lot of the good deals get scooped up quickly. it's very competitive. I recently found one for $83,000 with good comps giving a great margin for profit -- the house had over 90 offers I believe.

Not sure on that rent. For comparison, my 1,711 sq ft 3B/2BA built around the same year with no pool would rent for approximately $1,500.

Doing a little driving for dollars on this beautiful Sunday afternoon in North Texas. I've found a property where the foliage is EXTREMELY overgrown. I'm talking like you can barely see the front door, much less the house. Obviously vacant. Looking up the owner reveals he lives in Ft. Worth and works in Ft. Worth. (Not close to the property at all) How do you typically approach these? Mail to the property address would go unanswered i would imagine. I have considered messaging him on Facebook. Thoughts?

I would just leave it alone. A little toke never hurt anyone. Personally I wouldn't care - I wouldn't want my tenant to walk around on eggshells around me though.

I specialize in Conventional Refinancing and Purchase transactions for Primary Residences, Second Home, and Investment Properties. Conforming/FHA/VA.

I can't do build loans here. We have partnered with a few groups to be in the in-house Lender for a few builders but a different business unit is handling that. 

I work for the Retail group in Direct Lending.

@Justin C. I'm new to Investing as well. I spoke to one of my Realtors I work with, and I believe you are getting the right information. You have to go out further now to find deals. Not that it is ENTIRELY tapped out, but deals are very few and far between. They are likely to get scooped up before you even hear about them.

She suggested I focus on cities such as Mesquite, Forney, Denton, Duncanville, Lancaster, etc. You get the idea. 

I am especially interested in looking into Denton since I went to college at UNT and looking at possible opportunities for renting to college students.

This is why I will only work with contractors that are willing to work on a draw schedule with the money coming after an inspection of the work has been completed.

Can someone please explain to me the proper order in which a rehab should be completed? I think my wife and I are following what feels natural but I want to be sure we are executing correctly so we don't end up having to have work done twice or create issues. We started with foundation, got the roof done, removed flooring and trim, removed drywall where needed, and gutted both bathrooms and kitchen. My wife wants to add a sliding glass door to the back patio and we are added another door to the side deck so that needs to happen next I feel. Plumbing and electrical are also about to happen. Happy to provide more detail about our plan but I feel I am getting long winded here.
