Does anyone have a simple investor template agreement for investors who fund real estate investors for a flip?

I will simply be lending X amount of dollars and profits will be split 41%/ 59%

Example I lend 10K, after house has flipped I receive 10K back plus 41% of the profit on the flip.

Can anyone help?

Thanks To be honest I wasn't looking for opinions but instead simply to get an understanding how this type of transaction works. Appreciate any further info on this. I'll be listing to the podcast shortly to see if this sheds any light on the matter. Also hearing experienced investors in the NYC market could also be of help. Much obliged

Hi,

Has anyone on here purchased deeds?

I came across a company that sells deeds linked to "Zombie houses". The company has gone as far to find the owners and have them sign their rights, details over to them an in turn they will sell the deed to others.

All of the deeds have mortgage liens on them and I would like to hear from people who have experience in this field and who've had experience buying deeds and how they have used them as a tool for investing in real estate.

Thank you for your response. When you say enough income. Would say 6 months reserve to pay the monthly mortgage and expenses be a possibility with this type of situation?

An opportunity has come up to purchase a 6 unit building in brooklyn. 5 residential units and 1 store. The price 1.5 mil I have some experience with this type of transaction. I purchased a mixed use (3 unit) last year in Bedstuy with 75 LTV 30 years amortisation. The loan was based on the current rent role and operating costs. The building I'm looking to acquire will be delivered vacant except for the store. Questions 1. Do lenders only lend on buildings that are occupied with a current rent role? or do they also lend based on the market rent rate as the apartments will be delivered vacant. Feel free to ask me any questions. Note at this point I'm waiting for the operating expenses from the seller.

I'm looking for any help with connections to any lenders who finance buy and hold properties in the NYC area.  I'm looking to acquire my 5th multi family property. A conventional loan will not work due to properties needing renovations. Thank you
