I'm not 100% sure of the accuracy of this. But, why make it this complicated? Did you know you can use the VA loan for up to a 4-plex?

Why not use the VA loan on a small complex you otherwise might not be able to afford and would have multiple revenue streams vs. just one SFH? Allowing it to fund the rest of your BRRRR strategy.

"Micro-retail" has been done in some of the more dense places in the country (NYC, SF, etc) but I don't know of any specific examples of exactly what you're describing. With the exception of very specific venues like Ren Fairs and the like.

I can see something like this working well in Austin where some of the land can't be developed due to zoning for trees; however, it could prove difficult in a smaller town mostly because do you have 10+ businesses looking to even open there?

If you want to make it work though, my first instinct is to make it a central hub for your town (I don't know if this is possible given the location) by reaching out to your local farmer's market, church, local craft Facebook groups, etc. These are the people most likely to use sub 800sf and would find a short-term lease desirable.

@Dave Foster Is knowledgeable about 1031s and might be able to answer your question better than I. Broker commission varies from 1-3% depending on the deal/market/agent. 

Don't forget to consider liquidity when making your decision. In my experience, a DST is generally marketed as a retirement investment where you're not going to be concerned with getting cash quickly, but you're happy with tax savings being inherited by your successors.

Relearn the small towns in-between FW and Dallas. Frisco has been on fire the past few years, I don't think most of Prosper (off 380) even existed 5 years ago, etc. A lot of great new complexes too like Legacy Hall.

Austin gets all the buzz but DFW has been growing faster and more steadily than any other metro in the country and since 380 is almost completed I expect a lot of growth in the North so there's definitely going to be good opportunities there.

I know some great residential agents in different areas of the Metro if you're looking for recommendations.

It depends on your comfort level. If you're not comfortable dealing with a house in a high-risk neighborhood then the lower price won't be worth it. Go for where you'll feel safe doing business.

@Dave Foster I fall more in love with the 1031 each time I have a conversation about it. Although if I'm being honest, I should have known that because a 1031 into something like a DST would never happen if that weren't the case.

@Dave Foster I'm genuinely surprised the IRS would consider those two properties like kind. That said I also don't, generally, deal with anything less than 30 units so I learned something new. Thanks for the better insight.

Macbooks are a standard in the real estate world and if you have an iPhone then just stick with Apple products. If you have an Android phone, however, I love my Asus Zenbook. It's like a Mac (sadly price isn't great) but runs Windows and I'm able to run Photoshop, Illustrator, and After Effects w/o too many problems.

If you really want to stay cheap then you could also look into a tablet w/ a Bluetooth keyboard. You'd be amazed at how much you can get done w/o a dedicated computer...and having data anywhere could be really helpful.

It would be preferred for you to have a steady job prior to investing as that gives you the best cushion for a worse case scenario.

That said, rental income is income and it's you're money. So if you have the cash and can buy a great deal w/ tenants you would technically be making an income. It depends heavily on your personal comfort level with making managed risks like this.
