@Jason Prendergast You really need to have a complete "team" to manage your real estate assets properly. Think of it like this: The agent holds your hand through the acquisition phase of the property (2-4 weeks). Your contractor holds your hand during the rehab phase (6-8 weeks). The property manager holds your hand for the rest of the life of your property (1-30 years). You need a good property manager!

I do not envy your mice problem. You can either play whack-a-mole (not recommended!) or hire a profession rodent exterminator. Depending on the size of the nest, it could cost you several hundred dollars to get rid of them for good. I would recommend the latter, along with some form of guarantee they will not return. @Karyn T. Hi Karyn! I am from southern Oregon originally, but I left years ago. I was born and raised in the Roseburg area, and would go to K-Falls for sporting events etc. K-Falls is beautiful, and I am certain a decent spot for buy & hold investing. My aunt still owns 6-8 rentals in the Canyonville area, but I do not personally know anyone in the K-Falls area. Please keep us posted on your endeavors!

Aroldo Villarreal you didn't make a mistake, because you do not know, what you do not know. You were uninformed. It's the same situation most us find ourselves in when we start investing. I bought a house that I am losing what you paid for the guru course EVERY year, and I cannot sell it. It feels like a mistake, because it stings financially. Stick to BP, and REI. Eventually your perceived mistake will be a distant memory that you can laugh about. Good luck!

Congrats on getting started!! Any of the REI entities you get in to are going to require a network of people to help you accomplish you goals. Obviously moving around a lot makes establishing that network harder, but not impossible. You have already connected with a tremendous pool of like minded individuals and companies through BP. Wholesaling in particular requires a fast acting network of cash buyers to make happen, and it also requires you to know whatever market you may be in. That area knowledge is going to be key in you finding deals that attract buyers. I would consider buy and hold until you wrap up college and settle in someplace. The cah flow you get from the properties will translate in to more investment capital.
