Hello everyone!

Thanks for taking a moment to read this post -- I appreciate you!

We just relocated from Washington state, were I have been a broker since 2015, to Sanford, NC to take care of my elderly father. We left behind our real estate business, a small remodeling/construction/flipping team, and two $900+/month cashflow duplexes to make the move out here. We're thrilled to be back in NC, and ready to get our business started here!

Quick Bio:

- 41 years old

- Retired Army Green Beret

- Married 10+ years

- Father of three amazing kids

- Lives in Sanford, NC

- Broker since October 2015

Goals for the next 12 months:

- Close 50 transactions

- $250k in GCI

- Flip one house in the greater Raleigh area

- Hire a full time assistant/transaction coordinator

- Work 5-6 days per week

- 100 calls to expired/FSBO owners per day

Thanks Linda -- I retired out of the military in June 2016, and we haven't lived in the home since 2012. I think we may fall just outside that window!

Hello BP!

Thank you for taking a moment to read my post and offer some advice -- I appreciate you!

My wife and I are about to sell our former primary residence in North Carolina. The home is being sold to a family member, and based on the seller's net sheet, we should receive approximately $70k in equity back. We currently own two duplexes in Washington state, and looking to buy more. We have considered a 1031 exchange, but we do not have any deals in the hopper.

What are some tactics we can use to save some of the taxes we will have to pay if the $70k hits our bank account?

1031? Self-Directed IRA? Other options?

Rather than call every brokerage in town, trying to find one who we click with. We thought it would be a good idea to post this on the BP Real Estate Agent forums:

My wife and I both have our real estate agent license, and we are seeking a real estate mentor/brokerage in the Seattle, Olympia, Tacoma, or Lacey area to form a long lasting and mutually beneficial relationship with. I am retired active duty military, and she is a former teacher. We have three children and are currently house hacking a duplex in Lacey. We are looking to begin flipping SFRs this year, and continue to expand our MFR rental portfolio. We are happy to provide you with compensation through commission splits for your expertise/guidance, and committed to staying with your brokerage and branding.

@Steve Abercrombie - Welcome to BP my friend! You're definitely in the right place! I've had the pleasure of meeting several people from BP, and many who will be invaluable as my investing business grows. We just had a South Sound Real Estate Investor meetup at the Ram Restaurant in Lakewood. There was a great turnout and Brandon Turner dropped in for a visit.

@Samantha Johnson - Welcome to BP Samantha! There is definitely a lot of excellent tips on putting together a one page business plan, understanding the five "C"s of lending, and how to establish rapport and a long term relationship with a portfolio lender.
