I don't have a perfect answer, but here are some ideas.  You could look on Redfin and use the filters to see what price similar properties have sold for recently.  You could look on Craigslist to see what similar properties are renting for.  Then formulate an offer based on that info.

Hello, everyone!  I'm a part-time real estate investor from Ypsilanti, MI.  I've been trolling the site, listening to many podcasts, and attending several webinars for a few months now.  I've got 2 single family rental homes in the area and joined BP because I decided it was time to get serious about real estate.  BP and my local real estate investment meet-ups are helping me to formulate a sustainable plan to grow this business.  I'm eager to network here for mutual benefit.

Have you seen the foreclosure at 542 Henry St?  It needs some work, but the price is right.
