The registration site still isn't working properly. I am not able to log in and see my agenda and possibly make revisions if need be.

I can't get either of the BPCON2024 sites to work. I am already registered and trying to just confirm my registration, events, etc. When I go to the BPCON site it asks for email address but just keeps cycling and asking for the email address but never takes me to the site. 

On the resort site when you go to the link provided in the email it takes you to Edge where it asks for a group name and then your email address (which is different than the instructions in the email).

 Yep! The site had a couple snags, but the Events team was quick to support me. My wife and I are all set and counting down the days!

Note that it is only open to Pro Members until the end of April.

Brother you are in the right place. I bought my first property about two years ago. I have had a tenant coming up on a year. I went to Biggerpockets for the first time last year and said I wanted to have two more properties by BPCON2023. Well I only have one more but its progress. The point is you are in the right space with people who are just like you. I would suggest really taking advantage of these forum, watch the videos on Youtube. Then set a goal to take action. That's the biggest part.

I bet you are in a better place than you think you are. Its just the fear of jumping off that cliff. I get it but what I have also learned is that the cliff is not as high as you think it is and there will be more cliffs until the cliffs become little bumps in the road. 

Just a quick piece of my story. I made good money at work but was afraid to risk my primary income on trying real estate. During COVID when interest rates were low I got my notary commission and started doing mobile notary. I was making $3,000 a month doing real estate closings and refinances. It gave me enough extra income to feel comfortable to take that jump. There are lots of ways to find the money. In the beginning funding feels like its the hardest part of the process. Later you will find that its one of the easiest parts. Good luck to you! If you check my profile you should be able to find the story of my first property. I think it did everything wrong! However, it has still work out!

 I unfortunately don't have any advice because I have not worked in this space (yet). However just wanted to say think you for this post. I never thought about taking 1/1 and making it a MTR. I'm based in PA but invest in Baltimore where obviously we have Johns Hopkins University and Hospital. I have been trying to figure out a way to dip my toe into the MTR space and this gave me a little motivation and inspiration!

I am based in Delaware County, PA (just outside of Philly). I invest primarily in Baltimore but I'm familiar with the Easton area. Keep me in mind!

Rehab was about $150,000 (during COVID supplies shortage and price surges). No mortgage on the property. I used personal cash and business credit cards. 

Appraised for $196,000 in January

of rehab. Signed my lease with my tenant for $1750 per month on February 2, 2023.

Completing a cash out refinance to clear out the high interest business credit. I actually sign tomorrow. 

It wasn’t pretty but I got it done and definitely proud of the results. 

My final message is don’t just join biggerpockets for entertainment. Make a promise to get started in 2023. There will be scary moments but you’ll get through and learn from your mistakes. I did!





 Great job. Clearly needed extensive work and Rehab looks great, but man I was not anticipating $150k for a job like that. Hopefully just because it was a shell like you said in which on the other hand you only paid $15k for it. 

Everyone talks about all of the “cheap” housing in Baltimore. They are but rising. However they do need extensive work. When you buy a shell in Baltimore you are truly buying a shell. I had to run all new plumbing, electrical and HVac. The gas lines had been removed. So i opted to go fully electric in order to save on that expense. Also did I rehab it nicer than I “needed” to….absolute. However it’s paying off in rent that’s that higher than average and has sparked other renovation in the neighborhood. So it’s paying off. My property has become the new standard for the block.
