Man I would love to meet as just a BP group a few times. I have nothing against other investing groups, Im just a little bias towards BP folks and would love to speed up the process of meeting you all.

 Ditto what @Rebecca Knox said. The purchase contracts and anything you need are pretty accessible. But they do no good unless you know what to write on them lol. I would definitely talk to a real estate lawyer to help write up the purchase agreement/contract. 

As far as your other questions, just replace "real estate agent" with "your lawyer" and the rest of the process is identical to a typical transaction. Your lender gets a copy of the contract and get's your home loan rolling. They communicate with the title company, yada, yada, a month later you close at the title company.

Ha! This was a pretty interesting thread! Couple things I wanted to add or clarify. One is about the whole  non-disclosure states. From what I hear in those states it might be more difficult to gather that information making websites less accurate. I'm not entirely sure how, so hopefully somebody can shed some light on that aspect. The other thing is the difference between a Zestimate and a comp. It sounds like Zestimates are hit and miss, and may be good for jumping off points, but not data to use when seriously calculating a deal. And when you are seriously calculating a deal you would go off comps in the area. A comp being a home that SOLD recently, and not necessarily one for sale. Here's my question. How accurate are the SOLD homes on these sites.

@Scott Trench Ha! I just listened to a BP podcast and the entire episode talked about just that. Hardly touched on real estate, but talked about goals and success in general. It's one thing I really love about BP and especially the podcasts. It's all about making us well rounded as humans, which is the baseline to any kind of success. And like I mentioned before, there is such a huge emphasis on having good morals and treating others well. And I LOVE how Josh and Brandon talk about their family and kids with such adoration. As well as so many of the guests on the podcast. Its pretty refreshing to know there are still people in the world who have their priorities straight :) Thanks for all you do Scott, and your book is next on my list!
