@Lien Vuong thank you! I figured there were programs like that just didn’t know forsure.

I just don’t understand why on the online course I took it said that realtor rules say you can’t solicit listing from FSBOS... is that just a rule that people don’t really enforce or take serious?

So I just finished my pre-licensing course today and on one of the final chapters it said that you're not supposed to call FSBO's to solicit a listing. And also that you need to be careful about who you call because of DNC lists and such. But I see calling FSBOS as a strategy to get listings ?

Can someone clarify because after reading that chapter I was confused

@Janae Estill which school are you going to? I’m about to finish my online course tomorrow. I chose ASREB and I think they are allowing me to still do the exam not 100 though I have to call and ask.

But it’s definitely weird going through the process of becoming an agent while there’s a pandemic going lol

@Ray Fisher that is exactly what I’m going through at the moment and your response is just what I needed. I currently own a home paid off that I live in and I have enough to purchase others for a down payment through conventional loans but I’m stuck at which niche I want to invest through.

The more I wait the more I’m losing money and it sucks!

@Jack Orthman so based on your model of business. Purchasing 5 100k homes with 20k down using conventional loans and renting them out is a smart thing to do for a long run type of thing?

Assuming the homes are rent ready and don’t need much or any rehab at all?

Hello everyone,

I have some experience with live and flips. My first home was purchased cash at 230k and put in 40k worth of renovations and I sold it a couple years later for 440k. Through which I bought another home the one I currently live in with a conventional loan at 213k with 30k worth of renovations. I ended up paying off the loan. And I still have some money left.

The thing is I’m scared to pull the trigger now when it comes to investing again. Both homes were found on Redfin but I want to purchase cheaper priced homes than what are advertised on there.

Real estate to me seems very fun and interesting and something I feel like i can survive doing. I love learning and can spend hours educating myself on the subject.

But when it comes on taking action on what I’ve learned I feel a bit intimated.

So I feel that becoming an agent would help me take action on the investing side of things by learning more hands on and gaining experience in making deals and everything that comes along with being an agent.

What do you guys think? Has becoming an agent helped you take action and gain an advantage towards your investments?

so do you think that talking to property management directly is a bad idea? Would it be pointless ?

Hi guys,

I live in a nice neighborhood but unfortunately some people started renting a home near us and it has gotten really bad.

People are living in the garage and inside the home and there is nearly 10 cars on the street including our space in front of our house. Loud music playing at all times from their cars parked outside at all hours of the day including night. I can go on with other problems they are causing but im looking for a solution.

I went to the police but they can only do so much according to them. The next step im thinking about taking is calling the property management directly to let them know their renters are a nuisance in the neighborhood. If that doesnt work i was thinking of filing a complaint with the BBB on the company to make them correct the situation some how. 

Any suggestions on what can be done? We also have an HOA if that helps.

Harjeet Bhatti by long term do you mean IE: I get a heloc of 200k and buy 2 80k Sfh rentals in the Midwest rent them out for $900 eAch and have one of those homes pay the heloc?
