Cashflow - What about living in the basement, and renting out all the rooms. I'm in a college town. Also, after the year is up, and I can move onto another property, the market I am in is still difficult to cashflow if all rooms/units are rented out. With that in mind, is one year too early to refinance?

Closing costs - What has kept me from moving forward right now is closing costs. My lender mentioned sellers assist at the beginning.

P.s.

Thanks for the Advice!

Hi - My name is Kenny. I am new to house hacking, and I'm on the journey to my first rental. I found a property today that I was eyeing up last year, but was taken off the market. It is now back on the market, and $35,000 more. I can cover the down payment - but will need help with closing costs. Also - it is difficult to find a cash-flow positive property right now. Is it worth jumping into a property that is not cash-flow positive?
