Hi Theresa, (new to REI too) i also started looking (for an owner-occupied) at DFW area & also felt the same thing. I really do feel what the folks here are mentioning. Multis with good cash flow potentials are usually not in an area you'd feel safe living (based on my drive by & research). Though I found a few ones in a good area, but like others were saying, are overpriced & might be getting negative cash flow, beating our goal of owner occupied multi w/ a small monthly flow.

So does it mean if the partner is not listed on the LLC as owner, then it should be protected? or if you have an LLC and you get married, does the partner automatically becomes an owner too?

Hi everyone. New to BP & RE. I've been searching for answers among past topics but haven't found one. Most topics are when divorce is happening or already had, not prior.

My question is -- are the properties in LLC protected from a divorce settlement? or one still needs to include LLC in the prenup? My thinking is since its a separate entity from the person, it should be shielded against divorce settlement. or I could be wrong.

Appreciate any input or links.

I think what Elijah is referring to is the forecasted (by so-called "analyst") upcoming recession. There's really no good evidence/link anyone can provide as these are merely speculations - given the long bull market run coupled with "circumstances" they deemed reminiscent of what happened prior to 2009 dip. Though most investors (eg stock/bond), dismiss & even brand this as market timing practice, it's somewhat evident in other blogs, even seasoned investors there have been prepping/adjusting quite a bit to this. 

I'm not an investment guru, not even close to a seasoned investor, so take my word as a grain of salt. Just a happen to frequent those blogs, and recently just joined BP. But am interested too to know from a REI perspective regarding this potential upcoming crisis.

@Kevin Reynolds - i think you're spot on the hippies part.lol my father is an avid tennis player. One of his racket is pro-Kennex. Hence, dubbed the 1st born. It's not a big brand around, i heard only European/Aussie folks use it.

Hi ya'll,

My name's Kennex. I'm currently residing in Dallas, TX. I'm a physician (still in training) by background. 

I learned about BP from reading on a finance/investing blog I frequent. I don't have much background or real world experience in RE. But am very much thrilled & open to learn from seasoned investors & w/ the rest of BP community. I do think RE is a good way to diversify one's portfolio.

I'm currently renting an apartment by myself but planning to buy my first house/property next year. At the moment, my goal is to gain knowledge on REI. Down the road, I might acquire 1-2 or more rental properties for future retirement cash flow & possibly form partnerships. Given the numerous methods in REI, with renting as the only thing am familiar, but still open to opportunities & might delve in other ways (flipping, wholesaling, buy/sell, etc) in the future as I gain more insight on real estate.
