I'm looking for investors for house flipping. I'm new to real estate (only have 1 rental), but I'm eager for more.
I work in construction and can get the remodeling done cheap and know all the right people to get it done and have a team giving me leads every day on new houses. I also have a mentor that has some years of experience flipping.
The only thing I'm missing is start up capital and that's where you get to take advantage of me. I know experience is everything and unfortunately that's where I'm lacking so that makes me cheap.

I'm closing on my first investment property at the end of the month. I used a FHA and OHFA loan combo to get a 4 unit building in Kettering Oh.
The FHA only requires a 3.5 percent downpayment and the OHFA gives you a 5.1 percent of asking price to help with closing. Having no downpayment is awesome but the monthly expenses are a little high because of the mip and the higher mortgage rate because of the OHFA.
The seller is paying for all the major repairs and I work In Construction so I can do all the cosmetic work and have friends in all the trades.
The other 3 units are occupied. And I'm covering my rent. After all the repairs I plan on upping the rent when the leases are up ( they pay 475 in a 550-600 area) I'm not going to jump the.rent up too high in Hope's to keep the units occupied the 1st year.
I'm happy and excited for this first deal and I know it's going to be a long term investment but now I'm hungry for more and want to get into flipping. I have a mentor and a team to find deals and a team to fix it up but I'm low on capital.
Any investors in the Dayton OH area looking for a guy to bring them deals and make them some money please DM me.

I just bought a 4 unit and plan on saving enough for my 2nd one later this year but I want to start flipping in the next month or two. If I'm unable to find investors can I get a business loan from the back if I have an LLC?

The meeting went well. He talked and I listened. I learned a lot about the local areas and the risk/ regards that go along with them. Scored his realtors number and he wants to talk again.
Thank you all for the advice. That talk would have gone a lot differently without you guys!!!!

I'm about to buy my first house and it's going to be a house hack. I read rich dad poor dad and he talked a lot about incorporating. How big does your portfolio need to be for incorporating or getting a LLC to be a benefit?
