so i have a question something that never made since to me is that some people get upset if a wholesaler makes more than $10k and others are more than willing to pay 50% of what the investor would make my question to people is do you or anyone you have meet been involved with a double escrow

so im curious to know what methods people have used to find the attorney that works for them you see i've come across a pro member on bigger pockets who i think has a deal i can buy if i use a double closing method by funding the deal on the back end problem is im not sure how this works nor am i sure of the documents that i will need since i will not be assigning this deal and i know i can find an investor who can help me the main problem is i don't know any investors who are experience in double closing and funding deals on the back end fist i'll be honest im really nervous about this potential deal any help would appreciated thanks.

what contracts do wholesalers use for makeing offers on notes?

can anybody share there list of what there is to know about note investing and how you can put that knowledge into an excel sheet for calculating all your numbers and formula's

hi everybody as you know i've been a BP member for a while now so that means i have some insight as to what the markets are offering on a daily bases and now i've come to the area of where i need to find where the market is for selling mortgages similar to how you would list your home well i need mortgage listings that are non performing and performing i wonder if the mortgage servicers that are owned by the banks or that operate on the beneficiaries behalf know anything about this?

if anybody knows people who are involved with buying and selling non performing and performing notes please list there names by replying to my post, thank you

some other strategies that i've came up with to find notes for sale are 

researching institutional buyers and sellers for mortgages back securities

my goal is to get a list of people who have mortgages with any home lender.

i am trying to find groups of people who have not paid there mortgage for x amount of time because 

if they are in financial distressed and if they don't fix there financial situation with the property after x 

amount of time then they will loose the property, that is what i mean't when i said root to mortgage

the indicator is that the person might be in financial distressed and the mortgage will soon follow

i have a problem im not sure who im suppose to talk to about this topic, but my best guess would be 

to speak with a loan officer perhaps maybe the loan officer might give me clues as to where i can try 

and find this indicator or the root of all mortgages is just a group of random people who have not 

been paying there mortgage for x amount of time.

hi everyone does anybody know where i can get the root source of mortgages that are still being paid?

im needing inspectors across the us for some deals im trying to put together but i don't know how to hire them, i had an idea to pay them at settlement date but what if my buyer backs out maybe i should use a non refundable EMD to pay the inspector and the difference is mine to leave with and find buyers
