Call every bandit sign you see. Go on Craigslist and look for the "We buy homes cash" guy's, and then start attending your local investment group meetings.

With your track record as a contractor and managing projects you shouldn't have a hard time getting a loan to do the work from a private investor. It will be tough from a bank I think if the house is in that bad of shape.

I'd come on down to Augusta, GA. Buy $250k worth of SFH (just sent a guy one with a 19% COC return), refinance, take the cash and buy more homes, repeat until out of cash. You could invest in a fair amount of SFH with that money down here.

Check out Augusta, GA. You can reach the 2% rule depending on the deal. Incredibly strong job growth and extremely low prices. I live in a 4/2 1700 sq ft in an up and coming area and we bought our house for $123k. I just put together a package of properties for a client. He will be buying just under 1mm worth of properties and he is getting 22 (I believe) units. That's like a 43k per unit average.

I didn't see any management fees...self managing? Would still put management fees in on the front end if later on down the line you decide to turn over to PM company.

William McGregor I think it all depends on what you are trying to accomplish. Refinancing your house and doing the same for all of your properties is very high leverage. If you're okay with that, manage your properties correctly, and want to move quickly then you could do this route. Others would prefer to have homes payed off. It sounds like you're trying to get the capital to start investing? Is that correct?

(1) Some wholesalers are amazing. (2) Learn to PROPERLY analyze your own deals.
