I was approach by a Contactor who introduced me to his agent that helps us do our 1st flip.

I was asked to come up with a #. What is typical if I partner with a contractor a) who’s putting $. And b) who’s not putting $ ?

If I am putting all the $ and I am getting the work at cost then why should I share equity?

Do I ask for 90/10 ?

@Jose L Torres thanks for taking the time to respond. This does help. I think I have frustration with the way the appraisal was done. What you described seemed more appropriate than what I experienced with the appraiser only on site for 15 min for a 2200 sq ft home with 5 acres. This cost $467.00 not only was the appraisal very short, the appraiser also came back with a much lower number than we expected. We knew we weren’t going to be in the high for the original estimate but seemed like we were hit hard due to comps in the area rather than what the house has to offer. Not sure what our next step should be since we are looking to refinance. Thanks again!

How long should the average appraisal take to complete when I on site at the home? I know it can possibly vary with home size. But what should be the duration?

@Tim Johnson it ended up coming in 88k less from the estimate from realtor.com. I knew it would be a bit lower but didn’t think that it would be that much lower.

Hi Everyone, Received a lower appraisal for a house than expected. Is there anything I can do to "challenge" the appraisal or is there a way to see if I can get a little more out of the house than what it was appraised for? Any ideas are appreciated. Just looking to do a refinance and we all were a little surprised it appraised for a lot less than expected.

Long term tenant. Let them be. Sell your old fridge (have tenant show to perspective buyers). And keep the cash. Everyone is happy.

How do I know if there are enough section and tenants with vouchers in need before I build a 3 family for rental. How do i basically test the rental market that is not saturated.

I am thinking calling a few agents but in this locations might be word of mouth. What steps works here and how do you get good section 8 tenants?
