In my area (Cape Coral, FL) we are just now seeing some who bought in 2004/5/6 with some equity in their homes. They have had negative equity for over 15 years! Based on real estate typically appreciating over time and inflation I see properties here having a continued run ahead.

The crazy sellers market right now is a classic supply and demand issue that should level out once more sellers decide to jump into the game. I think it'll mean the return of a balanced market, not a crash.

Hi all! I found a potential deal in FL. The purchase price (225k) would be about 15k under current market value (240k) and would rent for $1700/mo with a calculated $176.89/mo cash flow after all expenses/capex/repairs, etc. A bit tight but I've been relatively conservative on the numbers, it has a brand new roof, well system, and AC compressor was replaced 5 yrs ago so capex should be fairly low. CoC ROI seems low at 4.47%.

I have a lender with a 3.5% 30 year investment loan but my main issue with this deal is I can't qualify for a mortgage. I recently quit my W2 job and don't have 2 years of self employed tax returns. I discussed seller financing with the owner but he needs the full purchase price at closing to fund another home he is building. 

Any recommendations on alternative financing routes that might work for this property? Is it even worth exploring alternative financing for this? If I don't buy it I may have the opportunity to list it and earn a commission.

@McKinley Crowley I wish I could answer all incoming calls during the day but I'm so loaded up with meetings that it isn't going to be consistent. Blocking time every evening and calling voicemails sounds like a good second best option. Same day follow-up would be easily achievable.

I've been "driving for dollars" and have a very manageable number of leads at the moment. I'm going to go to the local UPS store to get a mailbox this week and will begin sending letters. For now I'm going to handwrite them but I intend to hire out a service as the quantity of leads grow.

Hi everyone,

I'm getting ready to jump into the world of house flipping and have a question on marketing. I would like to start my marketing through direct mail and Google Adwords. I've worked in client service and sales roles for years and understand the importance of rapid follow-up and picking up the phone when called. The problem is I will still be working my 9-5 which will severely restrict my ability to immediately follow-up with phone calls or online inquiries. 

Does anyone have best practices for managing a direct mail/online campaign while working full time? Thanks!
