This is a great question. What to do with 100-120k? I am in a similar boat. I have $80k that I'm looking to invest but I am in the Army stationed overseas. At least you know which state you would like to invest in, I haven't narrowed that one down yet! I like some of the advise people gave you. 

@Lorenzo Wright brings up a solid point.  Start slower so you can build systems and get your into your grove.  

Everyone who advocates for multifamily properties is also right.  I think it ultimately comes down to you.  What will make you do the first deal? Once that deal is done you will probably feel more comfortable with the next stage in your real estate mogul lifestyle!

Question for the group...if you had $80-100k, could you find partners to leverage into a larger deal? Say...10+ units or is that too much to swallow on the first deal?

@Sharon Steenbergen thank you! Wow, that exciting! It's really encouraging to see Army families go on to do great things after their time in the service is up. My wife and I want to do the exact same thing.  We have looked at a few properties outside of Fort Hood.  Question...since you're servicing the military community with your properties, did you buy houses that fit a specific BAH range? For example, someone might buy a property that E5 and above to afford while someone else focuses on the higher end of the market..say senior enlisted and officer grades.

@Roni E. , first of all thank you for the warm welcome! Looks like you've got a pretty impressive resume. 

I've looked at Ohio a little. I am originally from Cincinnati. Any city you would suggest? Cincinnati mostly has very old property.  I think I heard someone on a BP podcast say the only property they owned in Cincinnati was a pig. lol

@Nick Rutkowski you bring up some great points. I am a little embarrassed to say what my end game is because it is beyond me at this moment in life, but here goes. The end game is building up to $1m a year in cash flow. This could be through a combination of rental income and profits from businesses. Speaking purely on what kind of real estate vehicle I'm most interested in doing; my dream scenario is to buy apartment complexes and own the property management company that runs them. I'm breaking my goals down to what I want to do this year. As you mentioned, I plan to house hack with my VA home loan when I return from Korea. That could give me up to 4 units. I also have a bit of money from other investments that I am looking to roll into a second multi-family property. This is where I get stuck. I am confident of what I can do for the VA purchased property but I don't know how much to shoot for on my second property. I think the best scenario would be to partner with someone to buy a 10+ unit apartment complex...but maybe that's shooting to high in the first year?

Nice to meet you Daniel. It does seem to me like the Deep South is a difficult environment but I'm sure there's a method. If you're buying next to military installations consider buying properties that will fit the soldier/sailor/airman's BAH rate.  You can find the numbers on a quick google search. As a Soldier, I always take my BAH rate and subtract $200, then I go look for places to rent that fit that price range.

Hello everyone! I am really excited to be here. My name is Ken. I am a career soldier approaching Army retirement in two years.  I have always been interested in real estate. I made some money on the sale of my house but I am keenly interested in buy and hold investment. I have invested in stocks most of my adult life and am hooked on multiplying wealth.  

We aren't locked down to any specific area (no children and no permanent home due to constant Army deployments) so I am open to investing wherever the deals make the most sense.  Any suggestions?
