Hi @Bryan Zuetel, I have been attracted to the Savannah market as well. I am completely new to the real estate investing world, but I am in the process of closing my first deal which will be a house hack duplex. I am all about building relationships and I just wanted to reach out to you.

Hello BP Team,

Earlier this year a colleague of mine opened up my eyes to the power of real estate investing. Due to being a complete novice on the topic; I have spent the last few months reading books, attending webinars, and countless hours of driving while listening to podcast. I have finally decided to take off the training wheels and pursue my first deal.

Property:

3 units

(1) 2 bedroom, 1 bath

(2) 1 bedroom, 1 bath

- All units currently rented on a month to month basis

The attached calculation is based on year 2 after I move out of a unit. Year 1 numbers can be found below. 

Monthly Cash flow: $110.51

COC ROI: 9.86%

2% Rule; 0.74%

I would need to find a partner on this deal to cover the additional capital I do not have. Would these numbers be attractive for a partnership? Is my analysis totally wrong? Any and all feedback is welcomed and I thank you for your time so far.

Greetings BP family, I have just recently had my eyes opened to the real estate world and I am looking to create generational wealth for those long after me to come. I was born and raised in the outskirts of Atlanta, and then proceeded to pursue a college football career at Georgia Southern University. From there I have earned my mechanical engineering degree with hopes of one day no longer working for anyone but myself. I aim to begin this journey by investing in small multi family units in the Savannah Georgia area. I am in need of a lot of guidance or even potential partnerships to turn this dream into a reality. I believe heavily in the principle of hard work for those things that take longer to achieve typically reap the greatest reward.
