Investment Info:

Townhouse buy & hold investment.

Purchase price: $59,000
Cash invested: $14,025

This was my first investment in Middletown market and also with a new partner/friend. We spent about $2700 to get this rent ready. Our current PITI is $380 and this place is currently leased for $1024 a month.

What made you interested in investing in this type of deal?

The cashflow was projected to be really great.

How did you find this deal and how did you negotiate it?

We found it on the MLS and made a close to asking price offer.

How did you finance this deal?

Traditional bank financing.

How did you add value to the deal?

We updated a few necessary components, nothing major.

What was the outcome?

We are still holding it and cash flowing today.

@Nate Bell luckily no seasoning. My partner has found us great lenders that don’t have a seasoning requirement.

Investment Info:

Townhouse buy & hold investment in Harrisburg.

Purchase price: $35,000
Cash invested: $50,000

This was my first cash purchase and 1st BRRRR. I partnered up on this one where I brought most of the money to the deal. We put in about 13k in rehab and got the place to appraise at 69k allowing us to get back all of our money (and then some), while still cash flowing. A lease was signed where tenant is paying $950 rent with PITI at $471 and operating on an infinite return.

Travis's partner here. This sure was a deal to learn a lot. The lessons were endless, but we came out on top! We left just under 20% in, it's cash flowing well, and it should have very, very low annual expenses. Yes, I thought at one time I was going to set my family back years financially, but Travis really pulled through here. We are still buying more properties and we are way more prepared to tackle projects together.

Hello BP, I’m looking into a property in Norristown, PA that has Section 8 housing. I’ve heard that the severity of yearly inspection can be a huge factor in cash flow. Does anyone own Section 8 housing in Montgomery County PA to offer insight on how strict inspections are?

Matthew, thank you for the response. Is there anything else I'm missing? Obviously, if there is an HOA that would be a cost. I'm looking for buy and hold long-term properties. Cashflow is a plus, but long-term appreciation is the main goal.
