I am setting up a RE group with some friends in the Bay Area/Napa/Sacramento. What group chat/group video options do you recommend? Just stick with google? Discord? Teams? What is the easiest way to stay in contact with a smallish group of people? Under 10 currently

Anyone here currently working in Napa, Ca. wholesaling? I see a lot of distressed properties that look like good candidates but really have no idea how to access the necessary information without paying membership fees to sites like beenverified.com and dealmachine. Can anyone point me in the right direction for accessing information?

I have a friend selling a recently rehabbed property in Cahokia for $20,000. It’s a 2 bed 1 Bath. I checked rentometer and average rents are around $1000 +|-

Is anyone currently renting/living in the area? Based of past posts it sounds like there is lots of crime (trulia crime maps says that’s not so)

Also posts mentioned property management was poor. 
Anyone have any recommendations for PM’s or should I skip this area all together and save the headache?

On paper I see a 20,000 cash property that would rent for $850, producing cash flow that might be worth the effort.

Looking into some multi unit residential properties in the Pittsburgh area. Does anyone have a PM they are currently using or have past experience with?
