I've gone to the last two BPCons, I've been networking with BiggerPockets contributors and fans for many years. Been in masterminds with many people in the community. It was amazing to meet all my online friends the first year, then see how much progress everyone made the second year. I will be going back for a 3rd year. It's a great event, and you will learn a lot.

Have you used your VA loan yet? I would consider using your VA loan here in San Diego to HouseHack. Its a great way to get started, I have help clients use their VA loan to househack anything from Townhomes in Otay Ranch for less than $600k doing the rent-by-the-room strategy to 4 units multi family in South Park worth $2M, living in one of the units, and renting out the other units. All with coming out of pocket very little money.

@Brian Kim without knowing more of where you are coming from, nor your reserves, income, potential income in your career, your mindset, your grit.

You did title you post "Thoughts & Input on Getting your Feet Wet" Getting your feet wet is a great place to start vs jumping head first and not knowing how to swim. 

Therefore I would focus on finding a better position in the same field or similar for your W2, a step up. Have the mindset and confidence this is possible. Then speak with a broker, someone who knows the SD market well They will help you know what loan products you qualify for, based on what's available to you, I would work with the broker to come up with the best househacking strategy for you. I've helped many people househack anything from a 3 bedroom Condo to a 4 unit milti-family based on what loan products are available to them. Some of my clients are now buying their 3rd househack within a few years. Each time stepping up in value.

I think people who have great W2's at a young age that use this strategy keep a steady rapid growth trajectory.

@Ramin M. You are doing great. Give yourself credit, you are off to a great start with lots of options. One step at a time, will create giant leaps! You at the right place at the right time.

Hi @Paul Keljik, I would check with your lender and insurance carrier. The goal is to make sure you are covered in case something happens, and not give the insurance company opportunity to say an incident is not covered. It becomes a game in a sense, that i have dealt with recently.

Mid-terms are working out great. You have a great strategies. Personally I would avoid East Village for my mid-terms.
