@Natalie Kolodij , @Jacob Sampson, thank you for the response. so the self employment tax is lesser of the two? You still have to pay the SE tax of "owning" the LLC correct? I currently have a Scorp for my consulting, but I should use LLC for investing?

I see and hear LLC all the time. Why dosnt anyone operate S-Corp instead, as the self employment tax is avoided? So I am obviously missing something. What is the pro con with LLC vs S-corp?

yes thank you. that is exactly what my tax guy said. wondering though, why is it never mentioned. is everyone operating llc? if so why if you can save self employment tax? I am looking for buy and hold multi families. happy 4th of July!!

My tax guy says to open s-corp instead of LLC for my consulting business to avoid personal business taxes. But I never see any one here say S-corp. is it different for real estate?

forgive me if I ask stupid questions. I have only now secured my first rental. and am in dire need of experience. 

I am also interested if possible or wise to take hard money loan for down payment for multi housing.

hello, I have only one rental completed as of yet, my ultimate goal has always been multi family buy and holds. I have come across a 30 unit complex for 1.9M. and so far seems like a good deal. ... so far...however i dont quite have 20% for standard loan, what are some ideas or examples of coming up with rest of the down payment? or other ideas to acquire a deal like this?
