First property, how do I use a private investor?

Hey everyone, our offer on our first property was accepted two days ago and I will be using a private investor to finance the deal. I can't seem to find information on how I go about transferring the money from him to me and what sort of contract or legal paperwork we need to do. I think it would be a balloon note (I will give him back lump sum when I refinance plus an agreed upon percentage)? Who do I have write this note? If anyone has a resource they can point me to I would really appreciate it, or walk me through how you have done it. Thanks!
