Hi I'm looking to purchase a property that is for sale by owner in the Poconos, PA area. I wanted to see if anyone had recommendations for a real estate attorney and title company. This is the first time I have purchased a property without an agent so any advice would be greatly appreciated.

I recently won monetary damages from an eviction hearing for a little over $7,000. This is my first eviction that I would like to make an attempt to recover the funds. I was looking for any recommendations on how to proceed. Not sure if it matters but the judgement and property are located in Carbon County, PA. Any guidance would be greatly appreciated.

I was in the process of evicting a tenant in Carbon County, PA. The filing date was July 10th but the governor just extended it to August 31st. The tenant was very hostile and I stopped contacting him about a month ago. My friend and builder live in the area and have said it appears as if he left a couple of weeks ago. I contacted the local District Magistrates office and they said to post a 48 hrs notice to inspect and if he left I can change the locks and retake possession. I wanted to make sure I wouldn't be breaking any laws by doing so. I tried calling legal services but I thought I would ask here first for some guidance before I spend money on an attorney. Thanks in advance for any information.

I have had one previous eviction without an attorney. I presented my case to the local district magistrate and they found in my favor. I have been communicating with the tenant via text message, and certified mail because he would not provide an email. I am also documenting any repairs with invoices and pictures. Is there something I would need an attorney for if the tenant is not paying rent and does not have a lease ?

One of my SFR's had tenants living with an expired lease, mother and son. The lease expired August 31, 2019, the lease does not state that it automatically renews upon expiration. This was my first property and the tenants have been there for the last 4 years with no issues. When I didn't receive the rent for April I reached out to the mother who had been my only contact, she notified me that she moved out and it's just her son staying at the house.  I contacted the son who gave me the run around for a while and was not staying in contact with me. I told him I needed to get him into a current lease, to which there was no response. I served a 10 day notice to quit and immediately started getting complaints from the son about issues that have allegedly been neglected at the house. He made threats about falling and said there was mold. I am in the process of making any repairs and I am waiting to file the landlord tenant complaint until the courts open up in June. My question is can I name the mother in the eviction complaint as well as the son ? The house is located in Albrightsville, PA. I contacted the local District Magistrates office and they said I should just put her on, it's easier to take someone off then add them, but the person I spoke to didn't seem too knowledgeable. They told me the lease automatically goes month to month after expiration, but I'm reading things online that say otherwise. Any guidance in this matter would be greatly appreciated.

I have a new tenant moving  in, with two dogs (putbulls) I required her to obtain renters insurance for any injuries or damage caused by the pets. Should I be listed on the policy as well? And how do you verify that the policy covers injuries caused by the dogs? If there is any damage to the house caused by the dogs can I put a claim through the tenants policy? Thank you in advance for any guidance, information.

I have only bought single family homes up to this point, however I would like to upgrade to multi-family in the future. I live in New York and the properties are in Pennsylvania. From what I found series LLC's are not available in either state yet.
