@Michinori Kaneko Thanks for your response. You are right, I think I am trying to formulate what my end game is. I am leaning more towards BRRR's, because of my apprehension from never doing this before I thought turnkey could be used as a stepping stone to learning the market. My eventual goal is build wealth in a similar manner to yourself. I think once I get one done and have the "proof of concept" for myself I can scale up once I make the right connections and have the right people. Your assessment is definitely true.

@Tom Ott Thanks for the input, I'm considering it as an option to get my foot in the door into an out of state market, as a way to learn the process as someone with no experience.

@Chris Clothier Thank you for your insightful post. I am very new to this, with no experience at all.  I work as a pharmacist, while I consider myself as fairly organized and able to manage a team, this is something different and I know I need to put the time in learning, which is why I come here to hear from people like yourself.  I am definitely not going to rush into things as you said being patient is important. Thank you for your advice.

@Jeff Schechter that is something to consider that as an out of state investor, since we are not there do we end up paying a premium on contract work? 

@Jason Tressler as working with investors, is it possible for out of state investors to reap those rewards of forced equity in rehabbing properties from a distance even after paying the premiums to keep a team to doing their work

@Clayton Mobley Thanks for that description on pros and cons. I can see the logic behind going that route if that fits your needs as an investor. If your ok with leaving the forced appreciation piece on the table. Right now I have no experience with either turnkey or BRRR but I am looking on which would be the better starting point for myself. I definitely think I would eventually want to do mostly BRRR but to get started in being comfortable with a particular out of state market, I would consider turnkey if the right opportunity presented itself.

@Camilla Sauder That sounds like a good way to enter the market and be able to form a team and gain experience. I will definitely keep my eyes open for deals like that. Ideally i’d like to try to make connections to form a team on the ground.
