I am not moving there, but do have a cousin who lives in Romulus.  I figured if my own local market was too expensive, I might try one where I have family.  Any neighborhoods you think would work well for this strategy? I have been in contact with an agent who has been sending me things in Dearborn and Warren.

Hello all,

Looking for a market to invest in. Would like to attempt to BRRR or "Soft BRRRR". Any thoughts on doing this in the suburbs of Detroit? Any recommendations of those neighborhoods or even another market to BRRR in.

Thanks for the info @Charles Carillo and @Samuel Penrod; this is very helpful! we are not sure the buyer is definitely ready to sell; but if and when they are I'd like to be ready with what we need to do!  Thanks again for your input

Looking for advice on how to handle buying a property from a friend of a relative.  What steps would I begin to take?

It is an old property (1880), is also a two family home, and in a high property value area with high rental rates. Will probably need a decent amount of repairs, but ARV's in the area can be over $600k.

Looks like they would be agreeable to sell to us when they are ready. Would like to know how to start the process when they give us the go ahead.

If anyone could point me to any resources that would be helpful.

Hey Vincent,

from research i had done and people i talked to about it, only the houses in the marked zone would be affected. i’d be mainly concerned if the propert is within the chemical plume as seen in that map above. it does seem like they have been working on remediation it over the years. lmk if you have any questions. i did end up closing on a property in garfield but it’s not within the plume

Is it the whole town of Garfield? or just the area affected? the property i believe is outside the area but i’m not too familiar with the extent.
