What’s up Justen Ashcraft, here is my thought. It sounds like the gentleman didn’t spend enough time with you to find out your pain points. Maybe he didn’t ask you the right questions. I’m assuming he just gave you a number without building enough trust with you. Because, if he did you may have countered the offer. The point I’m trying to make is majority of the time it’s not about the money.

I have been following Larry Harbolt for a few months now. He seems like a very educated man in the Seller Finance arena. Have anyone took his training?

REIPro is really good. We have been using it for almost a year now. We paid for the annual subscription. REIPro is very user friendly, we create our on postcards and upload them into REIPro. Also, we have uploaded our purchase agreements into REIPro. Overall, it’s a great CRM to use.

Keri A. If you think it’s worth it. Due your homework before you do. I know someone who spent 50k with them and didn’t get anything from it. I personally would not pay 25k - 50k for whatever they teach you. I wish you the best God Bless!

Aaron Phillips good afternoon, I know this sucks. However the seller has the right to change their mind as well as you. You learn and move on. You’ll get the next one. Most sellers will shop around looking for a higher price. Hope this helps God Bless!

Richard Galdieri what’s up, If your going to take these guys training and they add value to your business. Do it! Just make sure to check around and see how well their students are doing and make your decision based off of that. I’m not here to sway you one way or the other. Do what you feel is right for you. I have taking some training because, I felt it was right for me. Hope this helps God Bless

What's up David W. when a seller is really up against it and they need to get away from the situation. Some sellers will give you there property. So, if you can put together a creative deal that will benefit the seller and allow them to walk away. Go for it! Have a conversation with the seller to see if this will benefit them. If it does, put everything you agreed to in your purchase agreement. Check out Larry Harbolt or The Note Queen. I follow them and they both have some good info on creative financing. Hope this helps! God Bless

Walk the neighborhood and talk with other home owners in the area, ask them if they have any info on the vacant houses. If that doesn't work skip trace them. There are several skip tracing services out there. Tlo, beenverified, Whitepages premium, spokeo. Hope this helps God Bless
