I'm assisting my father with seller financing land. What documents are needed other than a sales purchase agreement to structure the deal and file with the courts? What are important docs needed to protect my father in this transaction?  What documents do the lawyer file at the courts? Please let me know. Thanks.

My neighbor has land for sale in metro ATL.  It is on .2296 acreages and lot area of 10,000. Please let me know what steps I need to take to ensure that I can build a house on it. What steps should I take? Please let me know. Thanks.
