Seller Financing Documents

I'm assisting my father with seller financing land. What documents are needed other than a sales purchase agreement to structure the deal and file with the courts? What are important docs needed to protect my father in this transaction?  What documents do the lawyer file at the courts? Please let me know. Thanks.
