Mark, you're right.  It's probably not a great investment for someone like you with no or little money to put down.  Maybe in your experience that's the only way you are able to invest, but this house is for sale for a variety of people, who are looking for something turn key that's newly renovated in a growing area.  Usually you don't sell fully renovated properties at basement bargain prices, but if you figure that out let me know we could be rich.  Also a great opportunity as a turn key property for a retirement account.  Thanks for crushing my ad with negative feedback, I'll be sure to watch for your ads.  Would love to see what you are offering.

Yes, the house is in escrow for $345,000.  The buyers plan on putting 20% down, seems like it should be pretty straight forward...

I have a property located in Joelton, Tennessee which just went under contract for closing in mid August.  It has two houses located on one piece of land and the sale is for both of the houses as one purchase on one deed.  I currently have a commercial loan on the property as I never lived in either one but have completely remodeled and rented out both.  I have an issue now because my buyer is (even though they qualify for a traditional loan) is not able to obtain a loan for this property.  The traditional lender won't approve this property because it has two houses even though my buyer wants to live in one, I guess they see it as an investment property.  And, commercial lenders won't lend because the buyer wants to live in one of the properties, and they also see it as an investment property, I guess they don't want the buyer living there.


So, I'm looking for anyone who may know of a lender who will lend to a buyer that wants to live in one of the houses and rent out the other.  Both are currently rented out and the property cash flows nicely.  Any help would be much appreciated as the buyers need to line up financing soon.  They've already been preapproved for more than the purchase price for a regular house.  Thanks in advance.

Does anyone have a good template to display my real estate portfolio to lenders for loan applications? I'm not sure what to bring, most likely printouts of the deals I've done. Does anyone know any good software for this?

Kevin Prentice I have a single family home in Bluffton I am managing myself and would like to switch it over next year to a property manager. We used Bluffton Property Management Pros before and were not happy. Can you give me the website for your company? What rate do you charge? In Beaufort I am looking for a BRRR or flip potential for single family, ideally 3/2.5 and less than $150k. Ken

Kevin Prentice do you own a property management company in Beaufort? I'm actively looking for a property there now and I already have a rental in Bluffton, another great are, I think is better the Beaufort. It's all new, growing rapidly and Savannah and HH are nearby. While Beaufort does have plenty of rehab opportunities the growth is from what I've seen very slow, I think because of the political climate there.
