We are looking for a private investor to fund the purchase of a SFR in Malibu.

The purchase price is $2,125,000.00. The buyer is looking for an additional $1,375,000 to do repairs. The AVM is $5mm.

We have the "subject to" appraisal. The investor is in the movie business.

We have used professionally printed signs. We just wanted to get some other thoughts on what kind of response rates we can expect, what size sign are being used, are there any particular color schemes that are more effective etc. We have received calls on the signs we have posted.

I have a question regarding Bandit signs. Would someone share their thoughts on the use of bandit signs. What are response rates? What are sizes of signs etc. 

I came across this post regarding Finger Lakers Funding, Inc. program. I see there are several people who have signed up and used the proof of funds. Can someone provide feedback on the proof of funds. Do they provide a letter and some evidence (acct statement etc) that there are proven funds?

I have a client that is looking to rehab a property by tearing down an existing SFR and building 2 new units. Anyone know a lender that will do this type of lending?
