I am dealing with a seller in Florida, the mobile home is 40 years old and on land. There is proof of deed with county and tax assessor, however the title company is asking for title or VIN number. From my understanding the title is surrendered when the mobile home becomes real property. Do we need title or VIN number to transfer deed to new owner?

Thanks @Jerryll Noorden for your sharing the template! I had the same thought when I got started and decided to send out colorful notecards that looked like invitations cards. I was shocked sellers actually called, I had one caller hold on to it for 6 months before calling.

I have a really good deal in a hot area in San Diego.The seller is motivated, the home she inherited and it is currently vacant as she lives in another city and the last tenants moved out. I have built the rapport with her and I can tell she doesn't have the time to worry about it but wants to sell. The issue is this, she doesn't want to do a 1031 exchange and roll it into another property (she isn't in to being an investor) and she doesn't want to get hit with significant taxes with the sell of the home. How can I solve this issue and create a win-win for both of us?

@Mark Hill Thanks for your insight. I am considering joining too. I am getting frustrated with trying to find the best way to structure deals without the guidance and also finding trust worthy people that want to help. I went to one meeting and was very interested. I am going to go back for the second meeting.

I have a seller that doesn't want to sell with realtor but pricing is too high for wholesale but could be a great buy and hold. However, every wholesaler keeps telling me the numbers are tight to flip. I know the numbers are tight for a flip but it's great for an end use buyer or buy and hold. I really want to help the seller, I will be bummed if I can't figure out a solution.

Hi,

I typically wholesale off-market SF properties, but I am getting leads for mobile homes in Florida. I don't want to leave money on the table and open to JVing. What questions should i be asking during the initial phone call.
