@Matt K. This was my thinking, and I'm very much hoping it's this easy. I just don't know if this would be legal. 

@Julie N. Hopefully not a can of worms! But yes, I definitely want to get all the rules down before I do anything. 

@Kim Meredith Hampton I've thought about this option, too. It would be less convenient for sure, so I'd like to look into other options first.

Hello awesome BP community! 

Need some more help. 

Currently, the house we reside in has a carriage house out back, that is a free-standing unit. All of the mail, both for the carriage house as well as our home, is delivered to the main house. Since we are friends with the carriage house tenant, this isn't an issue, though she has remarked that it would be more convenient if she had her own mailbox. 

Additionally, we are looking to move away in the next year or two, so eventually, we are going to need to figure out the mailing situation, so that it is not an absolute nightmare for the next tenants.

Both the carriage house and our house have the same address. I would like to set up two mailboxes, one for the main home, and one for the carriage house. Here are some questions: 

1) Are we going to face some legal issues if I set up the carriage house mailing address to indicate that it is going to the carriage house mailbox? An example: 

Tenant Name

Street Address 

CARRIAGE HOUSE 

Savannah, GA 31405 

2) How much would it cost to get it denominated as a separate home, ie. Studio/Apartment/Suite? 

3) In general, what would be the easiest and most cost-efficient way of handling this?

Good morning! 

So, I am looking to make the shift from my "normal" 9 to 5 job, to a job in property management. I currently manage @Raymond Northcutt's 3 properties, but I would really like to submerge myself in this career field and property manage full time. 

As I am looking to apply, I want to be the best applicant. What are some qualifications, classes, or any other tips you may have that will help me look like the best candidate? Thanks!

Hi, again! 

Looking for some advice in terms of "Driving for Dollars" etiquette. @Raymond Northcutt and I have a big list of properties in our area that we want to reach out to and see if the owner may be motivated to sell. 

Does anyone have a reliable "template"? I have a general idea of what to say, but wanted to see if anyone has any templates that have worked for them, or any advice. Want to make appealing pitch without coming off sounding like "hey, your house looks terrible, want to get rid of it?"

Post: Remotely Managing a STVR

Hi, everyone! 

First, a huge thank you to everyone who has helped me in the past. I realize I've been posting a lot, recently, but I got the RE bug! 

Today I have some questions regarding STVR management. I am very interested in this possibility. I think we may have stumbled upon a deal that would make this happen. However, it is 4+ hours away from where we live. 

My question is this; how can I find a trustworthy cleaning person? I will stay at the airbnb at least once (probably more) to come behind and check that everything was properly taken care of, but I can't make that trip constantly. Any tips from anyone who has done this before? Thank you!

@Gail K. , thank you, but I think you misunderstood me. Of course I have no actual legal part in my fiancé's case. I would never think of speaking in court or including myself in the filing. I can, however, help him look up the best way to go about this business. 

@Dean Dummitt Correct! I'm not sure about the move-in inspection, but I know that there was no move-out inspection that Ray was present for. Plus, he told him the check would be in his possession several times. He seems a very unmotivated landlord. 

GOOD news, however-- as of this morning, going 90+ days late, Ray received his security deposit back. Glad this was resolved, but we are pretty certain he has tried to play this same game with other tenants. Waiting to hear if the downstairs neighbors received theirs back today, too (unlikely).

@Steve Vaughan Yes, even though he moved out he was still paying full rent for that month he was not living there. We tried searching by name, and I think you're right in trying to request owner information of the PO box. This guy is clearly well-practiced in his "trade". Thank you for your help!

@Nate R. -- oh, absolutely. We're at the point that we're going to nail this guy to the wall. It's become very apparent his business plan is stealing from tenants, and we've done everything to resolve this "peacefully". Tracking him is becoming the problem. 

@Richard Balsam , we have tried LinkedIn, Facebook, reverse phone numbers...but we haven't tried Beenverified! I'm going to send you a PM, thank you very much for this offer!

Hey everyone! 

Got another question for you all. @Raymond Northcutt and I are hoping to hit the road in about a year, and we're trying to prepare for the issue of collecting rent. As of now, we are just having tenants mail in a check. Obviously, this will be somewhat of an issue when we're traveling. 

I have tried a number of different online payment systems. Paypal and Wave both have very convenient invoice scheduling systems that automatically email tenants when rent is coming up, and allow them to pay with a click of the button. Awesome-- until we noticed the amount they took per transaction. We're now wondering if there are any technologies, or systems, that can be easily implemented to meet our needs, that are either free (ha), have a one time purchase fee, or a small enough transaction fee that it is worth it (aforementioned services have a 2.9% processing fee). 

Has anyone tried using Venmo? I read that you can collect up to $2999 per week. We heavily use it in our personal lives and find it extraordinarily convenient. 

If there are any better methods, we'd love to hear them. Thanks in advance!
