Maryland is a good state for tax lien certificate sales because the interest rate is 6% to 24%, but each county and/or municipality handles sales differently, which can make it a pain to track what is going on.

VERY IMPORTANT: The redemption period is six months to two years, again because counties and municipalities have different rules.

If you can post the County I may be able to help you further or at least tell you the redemption period.

Maryland tax lien auctions, each county has its own rules governing sales, interest rates and redemption period.

Maryland does not conduct formalized tax deed sales, which is why you or the other party will have to handle the foreclosure.

Thanks for the info. I have investors ready and we have a track record showing that we are capable of purchasing at the 25 to 50% CMV range but I wanted to set up a fund in stages and move to each stage as the funding grows. I have researched the hedge fund and even have the agreements ready, but I would need a fund administrator (is my understanding). I have spoken to GlobeOp and others but have not had the time to nail down that process. I was hoping for a fund that is strict but easy to manage as far as filings, taxes, etc. More as a mom and pop fund to start, then move to the next stage. I have investors that would be happy to receive 8-10% annually which is easy. Just need the baby steps to get there, and of course maybe a clone of myself to help out.

I am looking for advice on building a small to medium fund for real estate. We have access to deals that range from 25 to 50% of CMV and would like to start with about $500,000.00. I need advice on types of funds and best ways to make sure an investor is happy but not taking all of the profit either.

The goal is to buy and hold. building a portfolio of real estate rentals.

Any advice would be greatly apprciated.
