If I purchase a Tax Deed, isn't the only reason I would seek quiet title (using a service like Tax Title Services)is to get around the redemption period.  We used their service in Washington and had a title policy after going through quiet title in about 3 months time which is much shorter than the 1 year redemption.  I thought this is what everyone did with regard to a Tax Deed purchase.

Being the winning bidder at a tax deed auction is hard enough but now he says he focuses on properties that the owner is deceased, that would be one in a million.  What advantage would that have in being the winning bidder, sure it would help once you acquire the lien or deed but come on...

It all comes down to number, attend 10 auctions with solid due diligence and your 'chances' of coming away with a winning bid increases.  There is always going to be an investment; time if you do everything yourself or cash if you pay for services related to the due diligence BUT DO NOT PAY A HUGE FEE TO LEARN THE PROCESS...

I was a coach for a brief time and I can say from experience that these info guru's work on the up sell.  They lure you in with a free seminar, then scan the room for those that have the money to go to the next level.  Those that do are targeted by the best sales guys and sold on the next level product.  What really bothers me is a 'student' spending $15k to $30k for the 'know how' and being left with a couple grand to make their first purchase.  When I work with someone I try to nail down how much they have, if they do not have a lot to invest then I work an equity deal where I get paid when they make their first purchase.  On the reverse I have been burned by students that do not want to pay once they have my knowledge and have made a great buy.

I can't comment on Dustin Hahn's program but I want to reiterate, decide what your goal is, to own real estate (Tax Deed) or earn interest (Tax Lien).  Many of the so-called gurus's will provide an example that shows they purchased a tax lien for some ridiculous amount, (say $100) and then ended up with the property that is worth $100K. This is so rare that i do not even describe the scenario to those I work with. 

Once you have decided the type of investment then determine where you can make a purchase relative to your area.  If you live in California you can only purchase a Tax Deed as Liens are not sold there.  

Last I checked Ohio had Tax Deeds AND Liens, with Tax Deeds going to the highest bidder and the Liens being sold the lowest interest bid which starts at 18%.

I would nail down what your primary focus is.  Tax Liens or Deeds and why.  Tax Liens you do not acquire the property but they can be much cheaper.  Tax Deeds you own the property.  Depending on where you are buying, the tax lien process can be very different.  Also, DO NOT PAY a huge amount of money for the 'how to'. I know that many of these groups, not necessarily the ones you mentioned, use a bait a switch.  They tell you it's free then up sell you a few times and before you know it you are out $20k.

I thought the process goal was to get title insurance, quiet title moves you toward this goal.  I may be wrong but Tax Title Services does this process.  They do the leg work and provide the information to a title company (I think it is Stewart) and then Stewart underwrites and issues a title policy.  I am planning to put together a network of quiet title attorneys and companies nationwide for the sole purpose of getting around the redemption period on a Tax Deed.  I would love to provide the backbone as Tax Title Services does but they have a relationship with a title company that is not easy to build, and that is who puts the stamp of approval on their product.  I am not just a data guy, we have been in the mortgage industry for years with several products including the O&E report.

From what I understand of the process, the key ingredient is getting a title company involved.  You do the leg work, package it and present it to a title company and they approve it for title insurance.  We have the ability to do the title piece but we do not have the title insurance connection or what they would require.  Sample Title Report

Quiet Title post Tax Sale, Tax Deed in this case. Not sure how to check court filings for quiet title, have you done this and if so I would appreciate you telling me your method.  I will still need a list of some kind because some counties, Los Angeles County, CA as an example, do not provide access
