Post: Buying property in Arkansas with Texas LLC

Hey everyone! We are buying a house in Arkansas with our Texas LLC and I've heard that I may need to register our TX LLC as a foreign LLC doing business in Arkansas. We are buying the house directly from the seller and I think our plan is to rehab & sell it on MLS through a realtor. To register, we have to pay around $300+ in addition to paying for a registered agent since we don't have a business address in AR. I'm just not clear on whether what we're doing falls under those requirements of doing business in AR. The exempt activities include "selling through independent contractors," "owning, without more, real or personal property," and "an isolated transaction." To me, this seems like we may not need to register in AR if this is the only deal we're going to do and we're selling it through a realtor. Does anyone have experience with this? Thanks Thomas. I was told by a local and very experienced investor friend that he has had issues enforcing a lease with the previous owner's name on it.

Hi everyone! We are in our option period to buy a duplex in fort worth, TX. Both sides are leased at low rent with no security deposit. We are buying the property well below market value. The leases look fairly thorough. My question is, how should we go about getting the tenants to sign a modified copy of the lease stating us as the new owners? I know we have no right to change the terms of the lease (esp rent) until it expires. And do we need to do this before our option period is over just in case they won't sign? All the signs point to them being fairly good tenants but I don't want to get into a situation where we can't even enforce the terms of the lease because our names aren't on it. Thanks so much in advance for anyone's help on this!!

I am a wholesaler in the dfw area. I just did my first deal a few months ago. Would love to be added to your list. It's not too hard to find wholesalers- just google 'we buy houses dfw' & keep networking on bp, etc, & you should come across quite a few. Let me know if you have other questions.

Hi Trevon, 

As a newbie investor, Michael'a coaching program has played a huge role in getting my business started. After 2 rounds of marketing (1 mailing per month with 1400 pieces), I closed my first deal yesterday. Since this was my very first deal, I decided to assign the contract and I made a $9,500 assignment fee. I'm pumped. Although I realized afterward the house was worth more than I thought and I could've made more money if I'd followed Michael's exact procedure for wholetailing. I have since found a realtor who will list the house while I have it under contract, as is Michael's model. I plan to wholetail my next deal. Michaels program offers a wealth of information and resources I would not have so easily been able to access had I not joined. Particularly, his negotiation and marketing strategies have been especially valuable. As for the coaching part, you get what you put into it. My coach doesn't initiate contact with me unless I seek him out first. But I have the opportunity to ask Michael questions at least twice a week. I know many investors have benefited hugely from Michael's coaching. I have not once regretted joining them program and i highly recommend it to anyone who wants to grow their investing business by flipping. Let me know if you have additional questions.

thanks everyone! @Daniel Moore, no, I haven't. I'm investing in Weatherford, and I've heard investway works better for larger metro areas. I was just looking up propelio. We do already have a lead management system though. Does propelio show you all the sold comps in any area?

hi everyone,

Does anyone know of an inexpensive online realtor licensing course I could take in Texas? I'm trying to decide if I should get my license first before really getting going. It's been challenging getting accurate comps, and I'm leaning toward deciding that MLS access will be worth getting the license. Thanks!
