I avoid carpet and have been very happy with luxury vinyl tile. It is very durable, easy to install and you can even get 100% waterproof. It will not hold pet smells like carpet does. Just spend a little extra and avoid the hassle and expense of ripping up and replacing old carpet in a few years (or less if there is pet urine). These are often called "floating floors", the type you do not need to glue down. Hope this helps.

I've done some research online about the CDC Moratorium on Evictions and understand the federal government has extended the moratorium one more month - to end on July 31st instead of June 30th, 2021.

I've also read that the Texas Legislature has basically decided to no longer enforce the federal ban on evictions and that Justice of the Peace courts can NOW proceed with evictions for non payment of rent. It is up to the individual judges to decide what they want to do prior to the July 31st federal deadline.

So, has anyone tried to evict for non payment recently in Denton County, Precinct # 3 - Judge James Kerbow (courthouse in Lewisville, TX)?

I've looked at the JP website but it provided no clues.

Thanks to all who replied.  I took a closer look at my lease and it requires a 60 Day Notice. Since that is what I require from my tenants it is only fair that I have to provide them with a 60 Day Notice as well. Going forward, I will pay closer attention to dates my leases are set to expire so I can plan in advance whether or not I want to extend the lease with current tenant.

I have a tenant that just completed a one year lease and is now month to month effective June 1st, 2021.

I know I can give a 30 Day Notice of Non-Renewal to end the lease. 

My question is, can I give the notice on June 8th stating the lease expires on July 9th (one day after 30 days)...or do I need to wait until the end of June to give notice that lease will end on Aug 1st?

If tenant does not vacate by July 9th, I plan to give 3-Day Notice to Vacate on July 10th and start eviction process.

Your input is greatly appreciated.
