I have looked at the start here page. Great info.

I have gone to two different REIA's in my area. To tell you the truth, I was not impressed. I felt like they were just there to get me to buy some guru,s course. That was however, before I found BP, and the next time I go I will have networking in mind.

Hi Mark, I just set up a keyword alert for LA meetup, I hope that I can make the next one.

I am not actually looking on the west-side, to expensive. I have mainly been looking on the Gulf Coast of Mississippi. My parents Have a couple of properties there and they do well. They also fly for free, and get there often to check on things.

I have started to look into Northern San Diego County. Oceanside and Vista. Just preliminary searches on Zillow , etc.

Hi BP,

I am new to Real Estate investing, and am very glad I have found this site. I read the Ultimate beginners guide ( which was great), and have been working my way through the podcasts on my commute.

I am interested in buy and hold properties mainly. However, I live on the West Side of Los Angeles, and the numbers just don't work here. I have been looking at properties out of state since they are more affordable. I know that maybe not the best way to start, there are going to be hurdles to get over, but that is why I am here.

I am looking forward to learning more, and connecting with local investors as well as those in markets that I am looking to invest in.

The tax is yearly, and the HOA monthly.

Thank you very much for looking at it for me. Sadly I got a call this morning that someone else scooped it up before I could. Being new at this, it was a great learning experience. They do have other units in this complex available and I may look into one of those.

Just so you know the asking price was 49,997

When I find another one I would like to run it by you if you don't mind.

This is a buy and hold situation, so a 1/1 ARM probably would not work here. It is a condo on the Gulf Coast that is I could rent out long term, or as a vacation rental.
