Yes you can draft the Operational Manual after you formed the LLC.

OM may be required by your title company for closing if you are purchasing the property under the LLC.

If the house priced at 360k, and the net income is $400/month that's not a bad deal.

My first rental property was around the same price and my monthly net income is less than your income.

I have seen realtor with 2 cars coupe before, and a lot of realtors i met them at the properties in our own cars, so it's really all up to you.

But for the clients/investors who are new to the area, sometimes ride in the same car you can talk to them about the neighborhood or area better.
