What is your goal for property ? flip or keep for a rental? You want to contact current landlord or PM to see what the lease says about notice to show property. Also if tenant has current lease you proably can not get them to leave until the lease term is up

Welcome Kelly You aer in the right place to begin your journey BP is a great resource. Full of great tips and reads. One tip that I picked up here is while you are starting out and saving money for your investments, start driving / visiting areas you would like to invest in so you get a feel for prices, rents , house conditions etc, and visit and look at lots of homes and open houses so your eye get used to looking at repairs / upgrades that are normal in a particular market. I really dont think you can look at too many properties, and the more you look, the more knowledge you will gain for that market Check out the free BiggerPockets Podcast - A weekly podcast with interviews and a ton of great advice. And you get the benefit of having over 70 past ones to catch up on. good luck ken

nice to hear  @Nicole Clemens  Was this your RE investment ?  Great job on your first if so

couple of questions if you don't mind .  Did you do any rehab / renovations on the property , and did you fund them out of the incoming rent ?  and do you think about pulling more than $80K after the appraisal came back for $150K.  Seems like pulling out an extra$10-20K would be a great step into your next property without affecting your cash flow too muck

Joe What makes you think the duplex is worth < 82K besides the price history ? What is the current condition ? Since you listed $0 for CAPEX i assume it is move in ready ? As Michaela said, the banks appraisal would look at comps more than property finances. Do you have any comparables in hte area ? what price and rents are they getting ? ken

One tip that I picked up here is while you are starting out and saving money for your investments, start driving / visiting areas you would like to invest in so you get a feel for prices, rents , house conditions etc, and visit and look at lots of homes and open houses so your eye get used to looking at repairs / upgrades that are normal in a particular market.
