Single Family only.  Stay away from condos, unless "incredible" deal. The condo "***ociation" is out of your control for condo fees. Ugh.

Tough call.  If it's low risk investment, maybe try it.  Remember the 80's song: "I've got the brains, you got the looks, let's make lot's of money..."

Better check Flood Insurance, etc.  Imagine, insurance is astronomical!!!

You couldn't buy fast enough in 2011, 2012, 2013.  Now it's much more difficult.

Yes.  A deal is a deal.  Doesn't matter how you find it.  Scour, search, over turn rocks, anyway you can to find deals.  Never stop.

Also think about "Liability" only policies if can handle the risk on the fire/dwelling side.  Usually cheap.  Don't recommend this unless you really can handle loss.

I like Flori(duh).  Also you really need a good shot at appreciation or I don't buy (single family).  Be patient, you've also got to buy under market.
