If your interested, the south of Kissimmee and North of Tampa areas are areas that have lots of cash flowing rentals. 

I would always go to the listing broker and POUND them about past structural reports, inspections, etc. done by anyone, (especially from those who wanted to buy the property!).

Sometimes they will open the kimono.

Just a cheap thought.  Try peel and stick and create a "border" look around it all? Or do all bathroom.  Probably only if lower end rental.

OK if you "vet" (check out thoroughly) the Hard Money lender.  You better have a great deal with plenty of margin. You can probably find them at your Local RE "clubs"

Pretty much how most markets react coming back from a severe down cycle.  You get a nice initial pop higher, then some higher, and then you might get a "quiet" period (year or so) with small appreciation, and then it continues higher in fits and starts, but heading higher to 2022-2024.  That's my plan and I'm sticking to it.
