 "Thought" they were a good fit before running credit. Very stable long term job govt with 4x income and excellent retirement. Their new home in a different state that was purchased 3 years ago is going on the market. The move is job related.

In the tenant screening process and found what I thought was a good fit. Credit screening however revealed >$75,000 in credit card debt most of which was accumulated over the past 3 years. There is additional 40K in car payments and a home that was purchased around the same time. Credit score is >700.

Would you be willing to rent a newish SFH in a fairly nice neighborhood? Rent close to $3000 per month.

I would also recommend on obtaining the information from the most recent landlords directly from those landlords.

I'm planning on renting out a newish SFH in Georgia. It's in a nice quiet neighborhood for the area, rent is close to $3000. Over 3300sqft. Has been lived in by only 1 family since it was built in 2019 ago and they took excellent care of it. Is there a guide to know what an acceptable credit score is to use? Do I not even allow viewing below a certain score?

Since the application fee usually runes around $50, most tenants don't want to spend that money unless they have seen the house and know they liked it enough to live there. So make sure you always bring paper copies with you if you use them or have the internet link readily available. If they are really interested, they will usually fill it out that same day that you showed it to them. 

That being said, I have had people send me the application first. Some because they are out of state anyway. Others because the market might be too competetive at the time so they want to be the first ones in line.

Hi! I'm new to BP and I'm a brand new soon to be landlord. I have my first rental property listed, and have a question about when potential renters typically complete an application.

Do they normally do this before or after showings?

I appreciate any thoughts on this!
