I just acquired a triplex in Arizona. One of the tenant’s lease expires on 10/24/24 in less than a week. I am closing tomorrow 10/18. I plan to hand deliver the 30-day notice to vacate tomorrow 10/18. Does the tenant have 30 days to vacate the premise starting on 10/18? In other words, would he need to vacate by 11/18? Or does the tenant have 30 days to vacate the premise starting on the day rent is historically due? So if tenant was paying rent on the first of the month, will he now have until 11/30 to vacate the premise even if I deliver the notice tomorrow 10/18?

I just purchased my second investment property- a triplex located in Tucson, Arizona. However, this is the first property I plan to manage myself. 

With that being said, has anyone issued a 30 day eviction notice to their tenant once they take possession of their newly purchased property? We plan to update a couple of the units, and two of the current tenants' leases expire at the end of the month. I've read you must of course give the tenant a notice 30 days prior. I know that you also have to either deliver the notice in person or via certified mail. I'd prefer delivering the notice in person. Has anyone had any issues with this? 

Any recommendations on how to go about doing this would be much appreciated.

I have about 10000 square feet that is currently empty on a listing I'm considering purchasing. I'm brainstorming ways that I can most effectively use this empty space... The lot is zoned as R2 and currently only has 2 units on it....

RV/boat parking came to mind. Does anyone know how I would go about doing this? Is this legal? How would I advertise the space

I was also considering buying a few tiny homes and placing them on the empty portions of the lot. Does anyone have any experience doing this?

My husband and I easily qualify for a conventional loan. We're looking to purchase a small MFR (2-3 units) in Tucson, AZ. We plan to put down 25-30%, and manage it as a midterm rental. Does anyone recommend any lenders?

I'm looking into purchasing either a SFR or 2-3 unit MFR in Tucson, AZ, near the University of Arizona and its major medical center. I know nationally there has been a glut of MFR entering the market. Does anyone know if this is the case in Tucson? If not, where would I go to find this data? With that being said, would the demographic I rent the 2-3 unit MFR be different from the demographic targeted by this massive rise in larger MFR (apartment complexes etc)? If not true, should I expect greater returns from the MFR versus the SFR? Would you all recommend purchasing SFR over small MFR?

I should have mentioned that we are planning to make the SFR a short-term rental...What tax forms would we use for a short-term rental? What are the general tax implications? I know that the tax breaks with a STR are generally much more generous...
